In a market as saturated as South Florida’s short-term rental scene, your Airbnb photos are the single biggest factor in whether a guest books your property or scrolls to the next listing. I’ve photographed vacation rentals, Airbnbs, and hospitality properties throughout Palm Beach County and Broward County, and the hosts who invest in professional photography consistently command higher nightly rates and maintain stronger occupancy than those using phone photos.
Here’s what I’ve learned about Airbnb photography that actually drives bookings.
The Cover Photo Is Everything
Your first photo — the cover image in search results — gets about 2 seconds of attention before a potential guest decides to click or keep scrolling. It needs to be your single most compelling image, and it should answer the question: “What’s the best thing about staying here?”
For beachfront properties, that’s usually the view or the pool with the ocean in the background. For downtown apartments, it’s the stylish living space with city views. For luxury homes, it’s the hero shot of the exterior or the most impressive room. I always discuss the cover photo strategy before the shoot so we prioritize getting that one perfect lead image.
What to Photograph (In Order of Importance)
Airbnb allows up to 100 photos, but you don’t need 100. You need 20-30 excellent photos that tell the complete story of the stay. Here’s the priority order I follow for every Airbnb shoot.
The living spaces come first — living room, kitchen, dining area. These are where guests spend their waking hours, and they set the tone for the entire listing. I shoot these wide to show the full space, then capture details that communicate quality: the coffee maker, the comfortable couch, the well-stocked kitchen, the board games on the shelf. Guests want to imagine themselves relaxing there.
Bedrooms are next. Every bedroom gets a wide shot showing the full room and at least one detail shot — the quality of the linens, a bedside reading lamp, the view from the bed. The master bedroom gets extra attention because it’s often a deciding factor for couples.
Bathrooms matter more than most hosts realize. A clean, well-lit bathroom photo communicates that the host pays attention to details. A dark, cramped bathroom photo (or worse, no bathroom photo) makes guests nervous. I shoot bathrooms with supplemental lighting to make tile and fixtures look clean and bright.
Outdoor spaces are huge in South Florida. Pools, patios, balconies, and outdoor dining areas are major selling points. I photograph these during golden hour when the warm light makes everything look inviting. If you have a pool, we’re shooting it when the light is perfect.
Finally, the neighborhood and location. A shot of the beach a block away, the walkable restaurant strip, or the charming neighborhood street helps guests understand the experience beyond the four walls of the property.
Lighting for Airbnb Photography
The biggest challenge with interior property photography is balancing the interior light with the view through the windows. If you expose for the interior, the windows blow out to white — which means you lose the view that might be a major selling point. If you expose for the windows, the interior goes dark.
I use a technique called “flambient” — blending flash-lit interiors with ambient window views. The result is a photo where the room looks naturally bright and the view through the windows is visible and beautiful. This technique alone makes a bigger difference than any other single factor in property photography quality.
Turn on all lights before the shoot — table lamps, under-cabinet lights, pendant fixtures. Even during the day, having lights on creates a warm, lived-in feeling and eliminates dark corners. I also turn on the TV to a calm nature scene or solid color screen, which makes the space feel active rather than vacant.
Staging Tips That Increase Bookings
You don’t need to hire a professional stager — just follow these basics. Remove all personal items, mail, cleaning supplies, and clutter. Add fresh flowers or a green plant to the living area and kitchen. Set the dining table for 2-4 people (depending on capacity). Place fresh towels in the bathroom, rolled or folded neatly. Open all curtains and blinds. Make beds with crisp, unwrinkled linens and decorative pillows.
The small details matter: a bowl of fresh fruit on the counter, a coffee table book, a throw blanket on the couch. These props cost almost nothing but communicate care and attention to detail that guests associate with a five-star experience.
Technical Requirements for Airbnb Photos
Airbnb recommends a minimum resolution of 1024×683 pixels, but I deliver at full resolution (6000+ pixels wide) so your images look sharp on any device and any screen size. Horizontal/landscape orientation is essential — vertical photos don’t display well in Airbnb’s gallery format. I also ensure all photos are color-corrected for consistent white balance throughout the listing.

Vacation rental photography packages start at $250 for properties under 2,000 square feet and include all editing, optimized delivery, and a set of 20-30 final images. Larger properties, multi-unit shoots, and twilight/exterior add-ons are available.
